Kelly joined Sandberg Phoenix in 2021 and is a member of the firm’s Business practice group. She practices in all areas of commercial real estate, with an emphasis on transactions involving Federal and State historic, low-income housing, renewable energy and new markets tax credits. Kelly’s experience with LIHTC include twinning the credit with historic tax credits, structuring for multiple layers of financing and grants including Choice Neighborhoods and HOME funds as well as staying abreast of the recent tax law changes making renewable energy more attractive to LIHTC projects with the changes to the Investment Tax Credit. She has also worked with New Markets Tax Credits (NMTC) to finance the rehabilitation of a girls middle school, and the construction of a health care headquarters as well as assisting clients with the tax complications involved in NMTC unwinds after the compliance period. Kelly also has experience with PACE Loans and was involved in one of the first PACE Loans in Missouri. She has extensive experience layering the various incentives including projects with NMTC, Federal/State Historic Tax Credits and Opportunity Zone considerations. In addition, Kelly works with clients and lenders to secure loans insured by HUD/FHA.
Outside of the office, Kelly enjoys spending time with her family and puttering in the garden.
